What’s the best way to contact the Board?
You can email the board with any questions or any work requests at [email protected]. You can also leave a note in the board lockbox located on the left side of the third carport as you enter the complex (where you put your common charge checks). See image of lockbox below. GENERAL
When are common charges due?
Common charges are due on the 1st of the month. If they are not received by the 15th, a late fee is assessed.
Can I pay my common charges by electronic payment?
Unfortunately, the condo association can only accept checks for common charge payments.
POOL
When is the pool open?
The pool is open from Memorial Day weekend through Labor Day weekend. Exact days and times for the pool are posted at the pool entrance.
Is there a lifeguard on duty?
Our pool is required to have a “Pool Attendant” on duty – we do not have lifeguards on staff. Pool Attendants are not trained in CPR, first aid, or life-saving procedures. A Pool Attendant is always present when the pool is open.
Am I allowed to bring guests to the pool?
Yes, you can bring guests to the pool. Unit owners must accompany their guests to the pool and remain with them at all times. If the pool reaches maximum capacity (25 people), unit owners and renters will have priority over guests.
Who is allowed to use the pool?
Unit owners, renters, and their guests are allowed to use the pool. Children under the age of 18 must be accompanied by an adult at all times, though a parent or guardian can sign a special waiver to allow a child 16–18 to attend unaccompanied.
GARBAGE/RECYCLABLES
Where can I place my trash and recycling?
Three garbage sheds are located throughout the complex. The recycling receptacles are on the north side of Hudson View Hill near the entrance.
When is the garbage and recycling picked up?
Garbage is picked up on Tuesday & Friday mornings. Co-mingled (plastic, glass & metal) Recycling is picked up on Wednesday. Cardboard & Paper Recycling is picked-up on Friday.
What are the recycling rules?
Cardboard boxes must be flattened and can be left in the receptacles inside the recycling shed. Glass, plastic, and aluminum can be placed in the receptacles near the shed. No plastic bags can be left for recycling.
Is there bulk garbage pickup? What is included?
Bulk garbage includes any garbage that does not fit in a sealed plastic trash bag. It does not include construction debris, TV’s, computer monitors, paint cans, propane tanks, or other hazardous material. These items will not be picked up and should not be left in the dumpsters or outside. Disposal fees and a fine may be imposed on any unit owner who leaves unapproved materials in the dumpster or for bulk garbage pickup.
Bulk items may be put out next to any garbage shed on Monday and Thursday evenings. They will be picked up the following morning.
RENTAL UNITS
Am I allowed to rent out my unit?
Unit owners are allowed to rent their units. The owner must give the Board of Managers the name(s), telephone number(s) and email address(es) of their renter(s). As it is the responsibility of the unit owners to make sure that their renters understand and comply with the Condominium rules, please make sure the renters have a copy of the Rules and Regulations of the Condominium. Any violations of the Rules and Regulations by the renters will be charged to the owner.
UPGRADES/FIXES/MAINTENANCE TO YOUR CONDOMINIUM
Is there a maintenance person to do repairs?
There is no full-time maintenance person on staff to do repairs. If a common element needs to be repaired, notify the board by sending an email to [email protected].
My stairs or balcony needs painting. Who do I contact?
During the summer months, a painter is available to paint your stairs and balcony. The painter does not do repairs and does not do interior painting. Send an email to [email protected] to request painting. The cost is covered by the monthly common charges.
I have an insect or rodent problem – what do I do?
Riverview has a contract with J.P. McHale (paid for from monthly common charges of owners) which enables unit owners to call directly for a bee or other insect or rodent problem, whether it is inside or outside your unit. Their number is 1-800-479-2284. Be sure to tell them you are a resident of Riverview Condominium. You will not be billed. J.P. McHale does not address large animals such as raccoons, skunks and the like. They also do not remove wildlife such as bats and birds.
My window, door, or screen needs replacing. Is that my responsibility?
Doors, screen doors, windows, window screens and skylights are the responsibility of the unit owner. Please remember that all windows, window screens, doors and screen doors must be the same style and color as is currently in place. Replacing these items is at the unit owner’s expense. If you purchase a door or window that is not brown, you will need to paint them the same color as they are currently. Please put a note in the association mailbox (same as where common charges go) or email the association to obtain the paint. The condo association does not provide painting services for doors & windows. That is the responsibility of the unit owner.
Do I need to have my dryer vents cleaned?
It is recommended that you have your dryer vents cleaned out annually. Clogged dryer vents can be a very dangerous condition. Blowing them out is the responsibility of the unit owners and is at their expense.
Do I need to have my chimney cleaned?
It is recommended that you have your chimney cleaned every three years. This will ensure safe operation. Cleaning them is the responsibility of the unit owners and is at their expense.
What is my responsibility for my oil tank?
Your oil tank is for your use only. Therefore, you are responsible for its maintenance and upkeep and the liability for failing to do so.
Can I alter the exterior of my unit?
No changes can be made to the exterior of the unit without the prior written consent of the Board of Managers.
Can I alter the interior of my unit?
All work inside the unit is at the unit owner’s expense. Only licensed and insured contractors are allowed to be used. Work that may impair the structural soundness of the building is not allowed.
Can I install a window air conditioner?
Window air conditioner may be installed from the inside of the unit only. Installing brackets, bracing, support platforms, etc. to the outside of the building is not allowed. Window air conditioners are permitted from May through October only. Units must be removed by November 1st or a fine will be issued.
PARKING
Where am I allowed to park? Where are guests allowed to park?
All garages and carports are deeded parking for use by their owners or renters only. Any unit that doesn’t have a garage or carport has one assigned parking spot which is designated by a letter and number. Parking spots without a designation are unassigned and are available for use by guests.
What do I do after a snow storm?
After a snowfall, all cars not in a garage or carport must be moved between 10 am and 2 pm to allow for snow removal. Failing to move your car is a violation and may result in a fine.
PETS
Am I allowed to have a pet?
You are allowed to have pets, but they must remain in your care and control at all times. When pets are outside, they must be secured on a leash.
Is there designated area for pets to use?
There is no designated area and you are responsible for cleaning up behind your pet(s) and properly disposing of their waste. Failure to do so is a violation that may result in a fine.
